Lagos State Makes Changes To The Tenancy Bill

The Lagos state government has introduced protections for tenants under the Lagos State Tenancy and Recovery of Premises Bill 2025 that it’s proposing.
The protective law in the bill is designed to curb unlawful evictions, harassment, and arbitrary rent increases by landlords.
This means landlords can no longer take the law into their own hands, such as locking tenants out, cutting off electricity or water, or dismantling parts of a building are now expressly criminalised.
In section 10 of the bill, landlords are now obligated to respect a tenant’s right to quiet and peaceful enjoyment of their home, prohibiting actions that interfere with basic living conditions. Also, section 33 of the bill permits tenants the right to challenge excessive rent hikes by applying to the court for relief.
That’s not all, landlords cannot evict their tenants while a rent dispute is pending. This protection is expected to bring relief to the tenants who, most times without notice, suffer the abuse of power on the part of a lot of landlords, who burden their tenants with excessive rent increments, sometimes up to 200 percent.
